What is the role of a managing agent?
A managing agent is appointed to carry out the duties listed below:
Services and Maintenance
- Deal with all questions, queries, complaints, etc. from residents and others
- Employ and supervise contracts for routine services e.g. cleaning
- Maintain a regular inspection programme of all buildings
- Obtain tenders and supervise major and non annual works
- Hold meetings with residents and residents associations to discuss the management of the building or estate
Buildings Insurance
- Deal with all insurance matters relating to the structure of the property
- Implementation of public Liability Insurance Cover
Accounting
- Maintain a full financial service to calculate and collect service charges
- Produce annual audited accounts
- Make payments to contractors
Ground Rent
Collection of ground rents on behalf of the freeholder, where applicable.
